Chilliwack Mobile for sale



I would like to take this opportunity to tell you about my new listing in Baker Trails, #152-46511 Chilliwack Lake Rd. First and foremost Baker Trails is the single most sought after mobile park in Chilliwack. The reason for this is simple. It is the only park where you own your own land. It's what we call a bare land strata. So, what's the difference you may ask? Well all the other parks you have no ownership to the land, you simply own the mobile. Chilliwack Real Estate Stats - August 2010


Here are the stats for August 2010. The real estate market in Chilliwack has had a very slow summer, which again, is pretty common for us. As we look at the numbers we always compare them to the previous year. However, 2009 was a very unusual summer for real estate in BC. Because it came off the heals of the 2008 recession the summer of 2009 was abnormally busy due to pent up demand. So back to the current numbers if we were to look at a graph of this year sales, August was actually a decent month. It seems as though sales bottomed out in July and are more than likely on the rise through November of this year.

HST and BC Real Estate

I have been getting so many questions about how the HST works here in BC. Even with all the press releases it still seems to be a complicated subject (which it is). What I want to do is show some real pricing examples below of the cost of HST on New Construction properties. If at the end you are still confused feel free to contact me via email with any questions you might have. kylehislop@gmail.com


* HST is only paid on the purchase of a NEW Property.
* HST is NOT paid on any re-sale property.
* Due to the government's rebate system, you will NEVER pay the full 12% and any NEW property.

The rebate system that the government is using is fairly complex so I thought I’d use 4 examples to help illustrate. The HST is a combination of the Federal Portion Tax (5%) and the Provincial Portion Tax (7%). In their system there are different rebates thresholds. Under 350K is one. Between 350K-450K is another. Between 450K-525K is another. Finally anything above 525K is another.
1. When purchasing a NEW property under 350K you get the maximum rebate from both the Federal portion of the HST and the Provincial portion.
ie: $340,000 Purchase Price
Federal Portion Tax (5%) = $17,000
Provincial Portion Tax (7%) = $23,800
Rebates:
Federal Portion Rebate = $6,120
Provincial Portion Rebate = $17,000.01
Purchase Price $340,000 + $40,800 (Full Tax) = $380,800 - $23,120.01 (Rebates) =
$357,679.99 (Total Purchase Price)
2. When purchasing a NEW property between $350K-450K the Federal Portion rebate declines to $0 at 450K but you still receive the maximum Provincial Portion rebate.
ie:$420,000 Purchase Price
Federal Portion Tax (5%) = $21,000
Provincial Portion Tax (7%) = $29,400
Rebates:
Federal Portion Rebate = $1,890
Provincial Portion Rebate = $21,000.01
Purchase Price $420,000 + $50,400 (Full Tax) = $470,400 - $22,890.01 (Rebates) =
$447,509.99 (Total Purchase Price)
3. When purchasing a NEW property between 450K-525K there is no longer any Federal Portion rebate and the Provincial portion rebate will maximize at $26,250 at 525K.
ie: $510,000 Purchase Price
Federal Portion Tax (5%) = $25,500
Provincial Portion Tax (7%) = $35,700
Federal Portion Rebate = $0
Provincial Portion Rebate = $25,500.01
Purchase Price $510,000 + $61,200 (Full Tax) = 571,200 - $25,500.01 (Rebates) =
$545,699.99 (Total Purchase Price)
4. Finally any new purchase above 525K the only rebate is $26,250.
ie: Purchase Price $600,000
Federal Portion Tax (5%) = $30,000
Provincial Portion Tax (7%) = $42,000
Federal Portion Rebate = $0
Provincial Portion Rebate = $26,250
Purchase Price $600,000 + $72,000 (Full Tax) = $672,000 - $26,250 (Rebate) =
$645,750 (Total Purchase Price)

I wish there was an easier way to explain how this all works but I hope these examples shed some light on the subject.

iPad and Real Estate

Apple's iPad will be a perfect addition to any Real Estate agents daily routine. First, the ability to sign documents on the screen instead of having to print off endless contracts will make the profession even more mobile. Especially with apps like Zosh that make signing on the iPad or iPhone so easy. Right now I usually carry a briefcase full of contracts which has to be updated on a daily basis so not to be caught without the right paperwork at the right time. Second, I can download the listings I'm going to show to the iPad instead of, again, wasting paper by printing a copy for myself and my clients. Also it's an endless doodle pad if I have to sketch some design ideas on the go. I'm a little disappointed that it doesn't tether like my MacBook Pro but I guess that's solved by jailbreaking.
I could type forever on the many uses an iPad will have for the Real Estate profession. At the end of the day, it will save time, money and for that environmentalist in you...save trees!

Slow July for real estate - Chilliwack - by Kyle Hislop

Wow...what a slow July!!! We only had 144 sales in July...we haven't seen it this slow since 2000. No need to panic, should pick up in the fall. A lot of things could be contributing to the slow market. Warm summer, new mortgage rules, higher interest rates and HST. If you are looking to buy a home now is a great time. There is tons of listings on the books, sellers are motivated and there is little chance of getting into a multiple offer situation. Again, sellers: no need to panic however, need to price your home well, and make sure it shows great. There is lots of competition and many buyers make their decision on first impressions.

OK Tire - Chilliwack

I own a Honda CRV. If you live in Chilliwack you have probably seen it because my face and company info is all over it (my wife hates driving it). I think the best part about owning a Honda, and I'm sure other Honda owners will agree, is how little you have to put into them. I've owned mine since new, 2005, it has 135,000 km, and other than the typical maintenance I haven't had to spend a lot of money on it. Cudos to Honda for making such a great product. I always take my cars to OK Tire when I need something done. More than just a tire store they do an excellent job working on my car. The customer service is fantastic and they work very hard to get your car back to you when they say they will. I took my CRV in last week because I noticed my brakes were on the way out and so were my tires. They gave me a courtesy car, told me when it would be ready the next day...and delivered the goods. I appreciate a company that works hard for my business. I also appreciate honesty. These are 2 details that I've always received from OK Tire. If you need to find a great place to take your car for more than just tires, then I highly recommend OK Tire. Tell 'em Kyle sent ya...won't get you anything...just thought I'd say it :)

Mr. Lube - Chilliwack

Hey everyone, just a little heads up that we now have a Mr. Lube in Chilliwack. They are located on Yale road just past 1st and the Southgate mall. The reason I'm telling you this is because I had my car serviced there yesterday and was very impressed with the quality of people they have employed there. All the guys did a great job, were quick and helpful when explaining things. They weren't pushy, trying to over sell me stuff I didn't need but pointed out some issues I should consider. At the end of the day I felt they deserved a blog posting and my recommendation. Give them a shot, they've made a customer for life in me.

Royalwood Golf Course - Chilliwack

My first game out this year and I chose to play the Royalwood Golf course located just off the Trans Canada highway - Chilliwack. There are a couple courses in town that seem to get better every year and Royalwood is one of them. Their greens, this year, are nothing short of amazing. And really, that's where most of the frustration in the game lies...there is nothing worse than hitting a par 4 in 2 and then 3 putting because the green sucks. Mind you, with perfect greens, there is nothing else to blame the 3 putt on then your own game.
Royalwood is a perfect course to start the season off with. The course is pretty long, so you will need to hit a driver most shots, but there are not a ton of trees to lose your ball in. However, the crazy long "British Open" grass will grab a few if you're not careful. There are no hills so it is an easy course to walk, but don't worry, they have power carts if too much exercise is not your thing :)
Again, Royalwood, great shape this year, get out an enjoy a round or two. They have online booking available. Check out their site.

This is what we woke up to at 3:00 in the morning on May 24, 2010. Luckily no one was hurt due to the quick thinking of neighbors. A few people banged on the door until the occupants woke up and escaped. The flames where huge and it looked as though the damage was contained to the one unit.

Proud Dad

My oldest daughter (6) is on a dance team with 8 year olds, and this past weekend won 1st place for both their dances, as well as 1st place overall. They now get to dance with all the other top dancers tonight at the Abby Arts Center in Abbotsford. The whole team did excellent. Tonight should be fun, lots of good dancers, and one very proud dad.

President of the Chilliwack Board

We had our elections at the Chilliwack Board a couple of days ago and I was elected President for 2010. I was 1st Vice President last year and learned a lot about what it takes to be President, so I feel ready to take on the challenge. The first few months are always the hardest with all the travelling engagments. We fly all over the country for meetings and this year we attend the National Association of Realtors in New Orleans.

One of the traditions of our Board is to have a President's dinner in which we show support for the incoming President and also thank the outgoing directors. However this year, I'm proud to report that the Chilliwack and District Real Estate Board has decided that that money would be better spent on the people of Haiti. So instead of us stuffing our faces and drinking wine we will be sending $1350 to a Langley organization that prepares ready to eat food called Cibo. It's a peanut butter/cookie dough type food that has all the nutritional value needed for a child. Every little bit helps. If you haven't already donated to Haiti feel free to donate to Cibo for Children, their website is www.foodforfamine.org or some other popular choices have been the Canadian Red Cross www.redcross.ca or also Unicef at www.unicef.org

Alex Burrows vs Stephan Auger

Wow did you see that call last night during the Canucks game. Now just to set the record straight. I am, and will always be an Edmonton Oiler fan. (Even though they are loosing so bad my daughters grade 1 class could probably give them a challenge) The reason I say that I'm an Oiler fan is to show I have no bias to the following comment. The interference call made by Stephane Auger last night was the worst call I've ever seen in professional sports. This is also coming from the guy who witnessed the Tim Donaghy fiasco during the Phoenix Sun's game in the NBA. ( I think I blogged about that too)

Anyway, I'm not much of a Canuck fan but that call last night almost makes me want to quick watching sports all together. When referees start changing the couse of a game because of their poor decisions what's the point in watching.( The Canucks lost by the way because of that call) Apparently this Auger guy had a thing against Burrows, and even told him before the game started that he was going to "get him back" during the game. Either that or he owes money to some Mafia boss guy and needed the Preds to win.

I guess this is the way professional sports is going. There is so much money involved either gambling or ownership that you just can't trust whether the sport being played is a pure example of athletics or somehow tainted. It makes you ask the question with the Olympics coming to Vancouver this year. Do athlete's get paid to "throw" a game, or perform at a lower level. One would think that professional athletes couldn't be bought because they make so much money, but they can. So what's stopping the poor, struggling, work 40 hours a week at Home Depot and still try to train athlete from excepting a little bribe money. We've seen issues with figure skating judges.

At the end of the day the question remains, are sporting events legit? Are we watching the best of the best compete to their fullest? Or, are we simply watching another version of the WWE?

All Realtors are not the same.

Before you list your home with a Real Estate agent how much time do you plan on investing in picking the right one? Will you call your friends and ask who they've used in the past? Will you interview a couple of different agents to see who offers what and why?

We are not all the same!

I'm not going to discredit other agents in this blog but I would like to explain some of the things that I do differently.

1: Video Tours. I was the first agent to bring complete walk-through tours to Chilliwack. Since then others have followed but I still believe that I do them the best. My video's take a lot of time to put together and hopefully in the end they hold the attention of possible buyers for the full 2 1/2 minutes.

2: Digitally Enhanced Photos. Every photo I take of your home is digitally enhanced to make it look as good as possible. Whether you have a million dollar home or a trailer I can and will make it look amazing.

3: High End Website. Take a look at different agent websites. I've been told by many people I have one of the best websites out there. I work hard at making my website look good so your home looks good.

4: Google Mapping. Making it easy for people interested in your home to find it and maybe do a quick drive-by before they waste your time with an un-necessary showing.

5: Web Advertising. I advertise all my listings on as many websites as I can, the list keeps on growing. Some highlighted ones would be Facebook, You Tube, Viddler, Craigslist, Flickr, Blogger, Wordpress etc. Over 80% of buyers will start their search for their home online...before even talking to an Agent. We want these people to see your home, fall in love with the video and pictures and come out for a showing.

6: RE/MAX Name. Being part of the largest company in town helps more then you know. Because the agents in this office sell more real estate than any other, they are ready with buyers to buy your home. RE/MAX agents have more experience, more clients, and a quality reputation.

These are just some of the different services that I provide, but I can't stress this last item enough. When you decide you are ready to sell your home, interview a few different agents to see what they can do for you.
